  • Contact your lawyer right away
  • Provide your signed purchase contract
  • Arrange home inspection and financing confirmation
  • Send your lawyer:
    • Two pieces of government-issued ID
    • Realtor and mortgage broker contact info
    • Your preferred possession/closing date

✅ 2–3 Weeks Before Closing:

  • Review your mortgage documents (your lender will send them to your lawyer)
  • Secure home insurance (effective on possession day)
  • Arrange for utility hookups and address changes
  • Schedule signing appointment with your lawyer

✅ 1 Week Before Possession:

  • Review and sign all legal documents with your lawyer
  • Provide remaining funds via bank draft or certified cheque
  • Confirm final walk-through with your realtor (if applicable)

✅ On Possession Day:

  • Wait for your lawyer to confirm keys can be released
  • Get your keys from your realtor
  • Congratulations! You’re a homeowner.
